Job Description Summary:
BASIC FUNCTION: Solely focused on growing Benchmark’s third-party management platform of upper-upscale and luxury independent, soft branded, and experiential hard branded hotels and resorts by sourcing, negotiating, and executing long-term, hotel management agreements by developing business relationships with hotel developers, owners, lenders, and capital partners, leading all aspects of the business development process.The position will most likely be a remote position, with preference given toward a strategic, northeast major metropolitan market (e.g., New York City, Washington DC, Boston, etc.) or located in Benchmark’s Home Office in The Woodlands, TX. If remote based, the candidate will be expected to make periodic visits to Benchmark’s Home Office in Texas to attend meetings and host clients.
QUALIFICATIONS: EDUCATION, KNOWLEDGE, TRAINING, & WORK EXPERIENCE:
University degree in Real Estate, Hotel Administration, or Business Administration. MBA a plus.
The ideal candidate will have ten or more years of business development or investment experience within the hospitality industry with at least five years in business development.
Ability to understand the value of a deal based on: the financials analysis, owner creditworthiness, and Benchmark’s needs.
Driven by a sense of urgency in pursuit of the deal. This should be coupled with a strong eye for detail to ensure that all potential issues are identified and resolved before proceeding to the next level of the potential deal.
Ability to grow, maintain, and further develop relationships in the hotel investment and development sector.
Sources and pursues new business opportunities that fit Benchmark’s portfolio of upper-upscale and luxury independent, soft branded, and experiential hard branded hotels and resorts.
Maintains and builds a strong network of contacts, including potential owners, investors, developers, lenders, and brokers.
Identifies and assess potential owners, investors, and developers as potential clients.
Secures information on financial capabilities and limitations of owners.
Evaluates properties based on potential financial return, quality of operations, and location.
Negotiates hotel management agreements.
Maintains a strong understanding of both independent and branded hotel opportunities.
Able to review and analyze potential hotel conversions and new build opportunities, for integration into Benchmark.
Works with our internal development and operations teams to coordinate all phases of the development process, including presentations, site inspections, market feasibility studies, pro forma projections, asset valuations, and hotel management agreement negotiations.
As needed, assist owners and developers to identify sources of financing for hotel acquisition or construction.
Evaluates investment opportunities necessary to secure management contracts including key money analysis, mezzanine financing, and corporate guaranty agreements.
Acts as a liaison for operations until transition or opening to ensure smooth entry into Benchmark systems.
Leads team in RFP processes.
Represents Benchmark at key industry events.
Perform other duties as appropriate.
