Job Summary:

This position will supervise the lease accounting team and the lease transactions team within the Shared Services Center (SSC) at Clear Channel Outdoor Americas (CCOA). Individual will be involved in enhancing, optimizing and maintaining processes within lease accounting. In addition, the individual will ensure lease accounting under 842 is GAAP compliant, SOX/internal controls are maintained, maintain adherence to policy and procedures over lease accounting, establish best practices, monitor and manage service level agreements for contract and lease administration, be responsible for the accuracy and timeliness of all CCO lease payments, direct and foster open communication between the SSC, Finance, real estate teams and lessors, provide a high-level of customer service, and hire, train and develop staff of approximately 12 people. Highly organized and excellent follow up skills are a must. Contractual review/interpretation or legal support services / real estate experience a plus


  • Thorough understanding of ASC 842- Leases

  • Supervise and perform general accounting duties, including assigning, preparing and reviewing journal entries and reconciliations.

  • Conduct reviews of financial statements and balance sheet reconciliations and assists with the preparation of the monthly internal financial reporting.

  • Establish procedures for the centralized month-end close process, working to streamline activities and accelerate the close timeline.

  • Evaluate accounting controls.

  • Manage Lease Accounting team while assisting with training and monitoring performance.

  • Research technical accounting topics and document/ report conclusion to staff and organization.

  • Monitor the performance of the Lease Accounting function within the Shared Services Center and document improvement in the business's financial processes from a cost, quality, productivity and service level perspective.

  • Promote a team environment while establishing department objectives and goals to meet all deadlines and metrics.

  • Establish policies, procedures and develop infrastructure for the expanded general accounting department.

The ongoing job duties generally fall into the following categories:

Manage Month-end Close Activities and General Accounting Responsibilities - 40%

  • Review and sign off on journal entries for more complex accounting areas with explanation and description of accounting employed to Director.

  • Responsible for timely completion of the month end close process.

  • Make certain that GAAP and internal accounting controls are being properly applied.

  • Oversight of branch Site Lease Expense, interacting with the branch staff while providing excellent customer service.

  • Maintain performance up to the standard of service level agreements with branch locations.

  • Ensures consistent, reliable & timely financial information is disseminated to the financial statement users.

  • Prepare and/or review account analyses and monthly analytical reviews of balance sheets and income statements for select branches.

  • Respond to requests from executives with financial information, reports or analyses.

  • Preparation of formal balance sheet review with reporting to the VP of Accounting and CAO.

  • Preparation of divisional working capital forecasts.

  • Prepare cash rent forecast

Lease Accounting Management- 30%

  • Manage the day to day lease transactions and reporting and adhere to deadlines (SLA).

  • Manage department metrics and adhere to goals set by upper management.

  • Manage the Lease procedures to maintain internal controls, monitoring of accounting processes, review of journal entries, review of financial statements and review of reconciliations of general ledger accounts.

  • Develops and maintains thorough knowledge and understanding of CCO Accounting policies, financial systems, transaction processes, internal controls and chart of accounts.

  • Manage internal and external audits to include (Reviews, Workflows, SOX COSO)

  • Participate in the process for structure accounting - this will incorporate panel and structure maintenance within the core software program as well as coordinating and reconciling with the fixed assets department and general accounting.

  • Assist with the documentation of interpretation and compliance issues. Issues identified will be addressed with regional Real Estate and corporate Real Estate executives and solutions determined and documented.

  • Participate in review process of lease accounting transactions for accuracy of the lease accounting team and improve procedures which are deficient.

  • Provide appropriate and accurate reporting to Corporate REPA for annual site lease budget preparation.

  • Reconciliation of various general ledger accounts as they pertain to Lease Accounting.

  • Provide forecasting data to the Director of Accounting, VP of Accounting and SVP of finance on various financial reports.

Staff Development – 20%

  • Develop the team to ensure career paths objectives are met

  • Lead and focus the lease accounting team on a prioritized direction, while aligning resources to ensure success

  • Ensure teams are cross trained where applicable

  • Direct and manage lease accounting staff in their functional duties.

  • Coach and mentor lease accounting team to ensure strategic development of the group.

  • Create processes and systems to ensure the lease accounting department is challenged, growing and developing in their respective roles.

  • Lead and integrate daily work around teaming, project management and process improvement.

  • Set and communicate expectations to the Director and VP of Accounting

Drive Process Improvements – 10%

  • Continuously challenge current practices and procedures as the business evolves to implement improvements in policy, procedure and systems.

  • Ensure documentation is consistently and continuously updated as part of best practice of maintaining documentation.

  • Ensure that documentation and data accumulation standards are documented and enforced.

  • Lead in the New Lease Standard guidance to ensure proper implementations.


  • Bachelors of Accounting or Related Field is required. CPA or CMA preferred.

  • 7-10 years of experience with a minimum of 4-5 years of Management experience.

  • Public accounting experience preferred.

  • Strong knowledge of GAAP.

  • Ability to solve problems and deal with a variety of options in varying situations. Requires advanced analytical skills
